A contractors all risk policy may be arranged from the original project schedule, contract value and completion date. The site then evolves: design changes add cost, monsoon delays shift the timeline and part of the building is handed over early.
If the insurance file still describes the first plan, the project team and insurer may be working with different facts.
Create insurance change triggers
The project manager does not need to interpret policy wording, but should know which events must reach the insurance owner.
- Material increases in contract value
- Extensions beyond the insured period
- Changes in design, method or major contractors
- Testing, commissioning or partial occupation
- Long storage or off-site fabrication changes
Keep the site record claim-ready
Daily logs, progress photographs, weather records, quality checks, drawings, method statements and incident reports can help explain what happened. Store copies away from the site and keep responsibilities clear across owner, contractor and subcontractors.
What to remember
Put insurance on the agenda for monthly project controls. A short update is easier than reconstructing six months of changes after a loss.
